The city issued a mobility fee calculation certificate for the 253-unit Terrabella apartment community on 21.96 acres at 13723 Atlantic Blvd.
Neptune Baptist Church Inc. owns the property. LIV Development of Birmingham, Alabama, proposes to develop the project.
The city calculated a mobility fee of $336,624 to mitigate the traffic impact.
Plans call for 115 one-bedroom, 120 two-bedroom and 18 three-bedroom units designed in one four-story building that wraps around the amenities, including a pool. Taylor & White Inc. is the civil engineer.
City Council enacted an ordinance in March to rezone the property for multifamily development.
The property is bounded by Atlantic Boulevard to the south, the Moody site to the east, single-family residential to the west and single-family, marshland and San Pablo Creek to the north.
It is west of the Intracoastal Waterway.
