The city issued a permit Thursday for Webb Southeast Construction Corp. to build an almost 500,000-square-foot distribution center in Imeson International Industrial Park in North Jacksonville.
The 477,946-square-foot project is planned on 30.69 acres at 250 Busch Drive E. at a construction cost of almost $13.7 million.
No tenant is specified, but utility JEA’s description in a service availability letter calls it a “478,000-square-foot warehouse with 200 employees and 102 loading bays.”
Orlando-based Industrial Park Investments Inc. President Dan Webb said there is no tenant and the building can be divided into spaces to accommodate a minimum 75,000-square-foot user.
“We are confident this building will lease in the current market,” he said in January of the near record-low vacancy rate of about 3 percent among industrial warehouses. That rate remains low.
The plans say the building is being built on a speculative basis.
JEA and city Planning Department documents show the property will have 102 loading bays, 337 parking spaces and 133 spaces for trailer parking.
