While no tenant is identified, the city issued a permit Friday for developer VanTrust Real Estate LLC to build the foundation for an almost 1.1 million-square-foot industrial warehouse in North Jacksonville.
Evans General Contractors of Alpharetta, Georgia, is the contractor for the $100,000 foundation project for Imeson Building E at VanTrust’s 156-acre Imeson Park.
The 1,106,560-square-foot building is planned on 53 acres at 10501 Cold Storage Road. It also is called Building 500.
VanTrust Executive Vice President John Carey said Monday that no tenant has been signed and the development timing has not been determined.
“We just want to be able to respond very quickly,” he said.
In August, VanTrust Real Estate LLC filed civil site plans with the city for the proposed industrial building at Imeson Park. England-Thims & Miller Inc. is the agent and civil engineer.
Plans indicate the facility will provide parking for 222 vehicles and 550 trailers and will include a small portion within the building for the main office.
Building E is part of the 3 million square feet of development rights VanTrust has at the park.
Through JI Imeson Industrial LLC, VanTrust is developing the 300,000-square-foot Building C for Cra-Z-Art and a 552,170-square-foot speculative warehouse, both along Cold Storage Road.
The Cra-Z-Art building under development has been sold to an investor.
VanTrust paid $18.44 million in September 2018 for the Imeson Park property within Imeson International Industrial Park.
When VanTrust Real Estate bought the land, it envisioned development of 3 million square feet of space among three to six buildings, indicating buildings of 500,000 to 1 million square feet.
