Real estate notes: D.R. Horton plans subdivision in Clay; JAX Ventures, Amare Vita projects in review

The St. Johns River Water Management District is reviewing plans by D.R. Horton for a 379-lot subdivision, Willow Springs, on Clay County Road 315, northwest of Green Cove Springs. 

Clay County approved rezoning the 220-acre property in November 2018, revising the 2015 planned unit development. 

The Water Management application is for 164 of the 220 acres. Zoning was approved for up to 403 single-family lots and 5 acres of commercial use.

Public records indicate the property is owned by Orange Park-based Peters Creek Investments LLP, associated with Reinhold Corp. The civil engineer is Dunn & Associates Inc.

JAX Ventures permits in review

Summit Contracting Group Inc. applied to the city for a building permit for the foundation and construction of the eight-story, 184-unit Jax Ventures Residential project at 841 Prudential Drive. Ventures Development Group LLC of St. Augustine is the developer.

Amare Vita in review for Southside

The city is reviewing a building permit for the 169-unit Amare Vita Independent Living project on 10660 Validus Drive in Southside at a cost of almost $27.9 million.

Jacksonville Independent Living LLC, led by Tony Baxter of Fort Madison, Iowa, is the owner. PRDG LLC of Dallas is the architect and England-Thims & Miller Inc. of Jacksonville is the civil engineer.

Baxter Construction Co., led by Baxter, is the contractor.

The three-story property will comprise 227,295 square feet of space.

The St. Johns River Water Management District is reviewing a permit application for the project on almost 10.2 acres along Burnt Mill Road.
