Two St. Johns County projects, which appear to be for Baptist Health, received rezoning approval to allow for hospital uses this week.
The Pavilion
The St. Johns County Planning & Zoning Agency recommended approval Aug. 20 to rezone The Pavilion, a development planned at northeast Interstate 95 and Florida 207.
It appears Baptist Health will develop the property. Lindsay Haga, a senior planner with England-Thims & Miller presented the project. Karl Hanson, real estate development counsel for Baptist Health, was present as the client.
It is unclear what Baptist will build on the property. Baptist did not return a request for comment as of 1 p.m. Aug. 21.
The 23 acres would be rezoned from commercial intensive and commercial highway tourist to planned unit development to allow for 525,000 square feet of office and commercial use, which would include hospital uses.
It is the former site of the St. Augustine Flea Market.
AHK Ltd. and St. Johns Interstate LLC, both managed by John Alexon, own the land. The entire property is 37 acres.
The rezoning needs to be approved by the St. Johns County Board of County Commissioners.
SilverLeaf rezoning
The St. Johns County Board of Commissioners gave final approval Aug. 18 to modify the SilverLeaf PUD to add 300,000 square feet of hospital use, increase retail/commercial use from 1,140,000 square feet to 1,954,160 square feet, and increase office uses from 300,000 square feet to 650,000 square feet.
SilverLeaf is in northern St. Johns County, west of I-95 and south of County Road 210.
Baptist Health purchased land in SilverLeaf in March and July 2019. It owns 33.75 acres in the development.
It has not said what it will build on the property.

“The acquisition of this property is part of our ongoing commitment to serving the growing communities in St. Johns County and we look forward to developing plans that are tailored to the needs of residents at SilverLeaf and surrounding communities.”
Ascension St. Vincent’s also is taking interest in St. Johns. It announced in July it would build a hospital in the Fountains North development at I-95 and County Road 210 in northern St. Johns County.
