Ownership of Wells Fargo Center wants to remodel the lobby and second floor of the Downtown Jacksonville tower at a cost of $1.7 million.
It also wants to renovate the Atrium Cafe space on the first floor.
WFC Lessee LLC applied to the city to remodel those two floors within the atrium area of the 37-story tower at 1 Independent Drive W.
Improvements include new flooring, paint, millwork, electrical, plumbing, HVAC and other functions.
The owner proposes to build two pavilion kiosks in the reception and meeting area.
No contractor is listed. Kasper Architects + Associates is the architect.
The building, which takes up a city block, is considered one of Jacksonville’s most recognized buildings and is used in skyline shots of the city.
The tower was built in 1975 as the headquarters for Jacksonville-based Independent Life & Accident Insurance Co. and was known as the Independent Life Building.
It became the AccuStaff Building starting in 1998 and later the Modis Building before Wells Fargo became the anchor tenant in 2011.
It was renovated in 1998.
The ownership partnership said in December it planned on $12.5 million in improvements to the property, including $2.6 million for lobby renovations and $4.2 million for elevator modernization.
The city also is reviewing a permit application for renovations to the Atrium Cafe on the first floor at a cost of $185,388.
Kasper is the architect for the project, which comprises alterations of about 4,325 square feet of cafe space.
All of the work is limited to the patron area and point-of-sale counter. The work primarily is cosmetic upgrades.
No work is to be done to the back of the house or the kitchen area.
CBRE Inc. Senior Vice President Lou Nutter and Vice President Billy Kuntz represent the building.
