AC Hotels by Marriott looking at St. Johns Town Center

The chain would be part of the fourth phase of the shopping center.

AC Hotels by Marriott appears to be the hotel planned in St. Johns Town Center’s proposed fourth phase.

JEA issued a service availability letter Jan. 28 for AC Hotel Jacksonville at St. Johns Town Center. 

The project is described as a 118-room AC Hotel with parking and a pool, which matches the size of the unidentified hotel property proposed at the regional shopping center.

England, Thims & Miller Inc. is the civil engineer.

Simon Property Group operates the 1.4 million-square-foot regional shopping center.

It has not responded to a request for comment.

St. Johns Town Center opened 15 years ago and completed its third phase, anchored by a Nordstrom store, in 2014. 

Construction is staged for the fourth phase, which is designed among four parcels at the southeast side of the property at Butler Boulevard and Interstate 295.

That phase includes a theater, hotel, and a building that has been identified as RH, formerly known as Restoration Hardware.

The fourth-phase land primarily is undeveloped or used for parking east of True Food Kitchen, J. Alexander’s and the shops that include Tesla and Apple.

Plans filed with the city in August show four fourth-phase parcels on 41.02 acres, comprising:

• The 118-room, 72,000-square-foot unidentified hotel on Parcel 3 in front of the Uptown at St. Johns apartments at 5290 Big Island Drive. That appears to be AC Hotel.

• A 43,000-square-foot building on Parcel 2, east of the restaurants and the Tesla building. Its tenant use – retail or entertainment – was not specified. Plans filed in November identify RH as the tenant for a 42,759-square-foot building in that phase.

• A 600-seat, 36,000-square-foot theater on Parcel 1, east of Shops V and W, which are the stores generally from Urban Outfitters to Coach. No brand is identified. That size is smaller than the new theaters in the area. Smaller specialty theaters tend to focus on the upscale dinner-and-a-movie concept with luxury seating.

• A 15,300-square-foot addition to a 14,700-square-foot building near Nordstrom. That is Parcel 4.

There appears to be space remaining for surface parking. Eventual designs would show if each parcel contains parking spaces for customers.

AC Hotels by Marriott comprises more than 150 hotels worldwide. They feature the AC Kitchen and the AC Lounge.

The hotel banner’s website says hotelier Antonio Catalan founded the brand in 1998 and developed it in Spain. In 2011 Marriott International and AC Hotels formed a joint venture and launched AC Hotels by Marriott globally.

Marriott’s website shows six AC Hotels in Florida with four in Miami and one each in Tampa and Gainesville.

Simon Property Group develops Marriott brands, including AC Hotels, at its properties.

The District, proposed on the Southbank, announced in November 2017 that Impact Properties, its hotel partner, will develop a 155-room, 70,000-square-foot AC Hotel by Marriott.
