Fort Worth, Texas-based Woodside Capital Partners LLC acquired Cypress Business Center on Feb. 14 for $8 million, NAI Hallmark said in a news release.
The 14.66-acre multitenant office property is at 8301 Cypress Plaza Drive, along the east side of Philips Highway south of Butler Boulevard. It comprises five buildings with 120,682 square feet of rentable space.
Keith Goldfaden and Daniel Burkhardt with NAI Hallmark and David Ellis and Alex Waddey with NAI Global announced the sale Feb. 18.
Burkhardt said the seller was a board of trustees in care of Irving, Texas-based C-III Asset Management.
The last recorded sale was $6 million in December 2017.
NAI Hallmark said the property is 54% occupied with tenants including Fanatics, Smart Staffing, Stanley Security, Claims Questions LLC and Mastermind Escape Games as a subleasee to Residential Capital Management.
Burkhardt said the property generated almost “20 offers due to its location and value-add potential.”
NAI Hallmark will assume management of the property. The leasing firm will be determined.
