Smith & Henzy Advisory Group of Boca Raton wants to rezone 15 acres for 132 affordable housing apartments west of Florida 207 in St. Johns County.
The proposed San Marcos Heights development comprises three 36-unit buildings and one 24-unit building; a clubhouse with 8,000 square feet of flex space; outdoor recreation and open space; and 251 parking spaces. There will be one-, two- and three-bedroom units.
Through SHAG Development LLC, Smith & Henzy Advisory Group was approved in March as the highest ranked applicant to a request for proposal for a Department of Housing and Urban Development’s Community Development Block Grant- Disaster Recovery program for an affordable housing project at Adair Road and Florida 207.

The rezoning application proposes a change from open rural to planned unit development to increase affordable housing options in the county. A companion application requests an expedited review.
The apartments will meet HUD’s guidelines for low-moderate income housing.
About 2.78 acres of wetland will remain in a conservation easement.
St. Augustine-based Matthews Design Group is the civil engineer for the project.
