ICI Homes acquires land for mixed-use community in St. Johns County

The Crossroads near Creekside High School allows for 426 homes, commercial and office use.

Florida developer and homebuilder ICI Homes acquired 571.86 acres in St. Johns County near Creekside High School for a mixed-use community called the Crossroads.

ICI Crossroads Holdings LLC, a subsidiary of Intervest Construction of JAX Inc., bought the land from Raydient LLC, doing business as Raydient Places + Properties. 

Daytona Beach-based ICI paid $8.42 million, or $14,733.62 per acre, for the property June 19. It is at the southwest, northeast and northwest quadrants of Longleaf Pine Parkway and Veterans Parkway.

The site, formerly known as the ICI-Middlebourne 2018 planned unit development, is south and east of the Julington Lakes community and west and north of Creekside High School.

The PUD allows up to 426 single-family lots, 187,500 square feet of commercial and 152,500 square feet of office use. Plans show 325.12 acres of the 349.57 acres of wetlands will be preserved.

The county is reviewing first phase subdivision development plans for 153 of the 325 lots allowed in the southwest quadrant. The southwest quadrant contains 7.45 acres in the northeast part of it for up to 34,900 square feet of commercial and office space. 

Future development in the northeast quadrant is planned for 73 single-family lots and up to 236,300 square feet of commercial and office space on 22.54 acres. Five acres are dedicated for public use.

Development in the northwest quadrant is planned for 28 single-family lots and 6.61 acres of up to 68,800 square feet of office and commercial space.
