The city is reviewing a request for a zoning exception for the owner of Subaru of Jacksonville to allow auto sales and service on St. Johns Bluff Road South on a vacant site that backs up to the dealership.
The 6.13-acre site is south of the Discovery Plaza shopping center, which is at southeast Atlantic Boulevard and St. Johns Bluff Road.
The zoning exception request is for retail sales of new and used automobiles along with a service garage in a commercial community general-1 district. If granted, it will be in the name of PJP LLC, led by managing member R. Phil Porter, owner of Subaru of Jacksonville at 10800 Atlantic Blvd.
Pozin Six Children LLC and Property Number 78 LLC own the property.
The site plan shows a 34,000-square-foot building with a service entrance; 310 parking spaces with 205 spaces designated for inventory; an entrance from St. Johns Bluff Road South; an access drive to the Subaru of Jacksonville dealership on Atlantic Boulevard; and a stormwater retention pond.
Jacksonville-based Prosser Inc. is the project civil engineer.
Subaru of Jacksonville is a family-owned and -operated new and used vehicle dealership, with parts and service, opened by R. Philip Porter in 2000.
Porter did not respond to a call for comment.
The Jacksonville Planning Commission reviews zoning exceptions. It has not set a date for the request.
