Costco Wholesale wants to develop a St. Augustine store at World Commerce Center.

It would be Costco’s third area retail club after one near St. Johns Town Center in Southside and a second near Collins Town Center in Southwest Jacksonville.

St. Johns County is reviewing an application for a 162,785-square-foot Costco on 18.7 acres east of International Golf Parkway and World Commerce Parkway. The address is 655 World Commerce Parkway.

The project is described as a Costco Wholesale retail warehouse with a tire center, liquor store and an accessory fuel facility.

Maser Consulting is a consultant with the project.

The property owner is World Commerce Center LLP, which is part of Jacksonville-based Steinemann & Co.

World Commerce Center is at southwest Interstate 95 and International Golf Parkway.

The St. Johns County Growth Management Department is reviewing a preapplication.

The property appears to be behind the Buc-ee’s site. St. Johns County granted a building permit March 16 for Buc-ee’s Florida LLC, a Texas-based convenience store chain, to build a 104-pump station off I-95.

Costco Wholesale built its first Jacksonville store in 2000 on almost 14 acres at 4901 Gate Parkway, adjacent to The Markets at Town Center.

And 20 miles west from that, the membership warehouse chain opened its second Jacksonville location in February 2018 on about 16 acres at 8000 Parramore Road, off I-295 and south of Collins Road.

The new site is about 22 miles south of the Gate Parkway store.

Costco, based in Issaquah, Washington, owns both properties. Each is about 164,000 square feet.

Costco's company policy is to not comment about future Costco warehouses until it is ready to share details.
