Corner Lot’s Breeze Homes opening five single-family developments

The subdivisions are on the Westside, Northside and Southside.

Breeze Homes, a subsidiary of Corner Lot Development Group, is ready to sell 268 “affordable, attainable” homes in five single-family housing developments throughout Jacksonville, all of which opened last month.

Corner Lot Director of Operations Michael O’Neal, who is the controller for Breeze Homes, said homes in four of the developments will sell for $200,000 or less. Homes in the fifth development are priced in the mid-$200,000s. 

Four of the developments have homes that have sold or are under contract.

Nine Mile Creek has 50 single-family lots at 5809 Trout River Blvd. in Northwest Jacksonville. Five homes have sold at an average price of $186,000, O’Neal said. Another 14 are under contract and under construction.

Sizes range from 1,365 square feet with three bedrooms and two baths to 1,752 square feet with four bedrooms and two baths. 

Margaret’s Landing has 60 lots at 2525 Dunn Ave. in North Jacksonville. Three homes sold at an average price of $186,500, with 13 under contract. 

Those homes are slightly smaller, ranging from 1,200 to 1,500 square feet. 

Camfield Landing is in Southwest Jacksonville at 8835 Hipps Road. The 29-lot development has seven homes under contract. They range from 1,451 to 1,648 square feet. 

Walker’s Ridge is at 9775 103rd St. on the Westside. The 112-lot development is under construction, with the goal of opening model homes in the next several months, O’Neal said. 

The higher-end development is Elizabeth Crossing, with 17 lots along McLaurin Road near The Avenues mall. Three homes are under contract.

Homes in Elizabeth Crossing range from 1,648 to 2,054 square feet and have at least four bedrooms. 

Homes in all the developments come with stainless steel appliances, espresso cabinetry, cabinet hardware, architectural shingles and woodlike vinyl flooring, O’Neal said. 

Corner Lot Development Group is the parent company of Breeze Homes. According to Breeze Homes’ website, it “offers homebuyers a simpler, more cost-effective approach to home ownership.” 

Corner Lot CEO Andy Allen founded the company in 2018.

O’Neal said Breeze Homes’ focus is to provide affordable, attainable housing in Jacksonville. The target demographic typically is a first-time homebuyer, he said. 

“The price point we’re hitting is very hot right now in Jacksonville so we can’t build them fast enough,” he said. 

As for areas of town to develop, O’Neal said his group looks for opportunities “really anywhere,” but especially sites with growth and areas that lack newer, affordable housing.

“We’re looking forward to continuing to build these houses,” O’Neal said. “It’s much needed in Jacksonville, and we’re happy to fill in that niche.”
