Gate Lands sells St. Johns County property to Flagler Health+

The medical center will develop a campus at Durbin Park.

Gate Lands, a subsidiary of Gate Petroleum Co., announced the sale of 45 acres within its Durbin Park development in St. Johns County to Flagler Health+. 

The property, between Interstate 95 and Florida 9B, will  be the medical center’s  previously announced health and wellness campus at Durbin Park. 

Gate did not announce the sale price, which was not immediately available Oct. 1  in public records.

The hospital, which will include about 75 beds, is anticipated to be one of the first initiatives between UF Health and Flagler Health+, which was announced this year. 

Owned by Gate Petroleum Co., Durbin Park is a 1,600-acre, regional, mixed-used development in northern St. Johns County. 

To support Phase II of the Durbin Park development, Gate recently broke ground on a $40 million master infrastructure plan. 

The plan focuses on the creation of Flagler Health Way to serve the health campus and East Peyton Parkway, a six-lane roadway that will open access to about 500 acres of future mixed-use development. 

Phase I of the project included The Pavilion at Durbin Park, an 80-acre commercial development. 

A joint venture partnership between Gate Petroleum Co. and Gatlin Development Co., The Pavilion at Durbin Park comprises 650,000 square feet of commercial space and features retailers, restaurants and a Cinemark theater.

“The medical campus is a strong anchor for the next phase of the development and perfectly aligns with our vision for Durbin Park as a distinct destination where individuals and families can live, work, shop and be entertained,” said Drew Frick, president of Gate Lands, in a news release.

Flagler Health+ is an extension of Flagler Hospital.

Jacksonville-based Gate operates retail convenience stores, fleet and fuel services, real estate, hospitality and construction materials. 

Its retail operations include convenience stores in Florida, Georgia, North Carolina and South Carolina.

Gate Hospitality owns and operates four Northeast Florida properties: the Ponte Vedra Inn and Club, The Lodge and Club in Ponte Vedra, Epping Forest Yacht and Country Club in Jacksonville and the River Club in Downtown Jacksonville. 

Gate Precast owns and operates nine concrete plants.

Gate Lands developments include Deerwood Park, Southpoint Office Park, Kendall Town Center and Deerwood Center.
