Permits in review for Lane Industrial Park in North Jacksonville

Two industrial buildings are planned total 322,670 square feet of warehouse space.

Lane Industrial Park is taking shape in northwest Jacksonville.

Foresight Construction Group Inc. of Jacksonville is the contractor for the proposed $15.71 million construction project at 2282 Lane Ave. N.

Kasper Architects is the architect for the two industrial buildings that total 322,670 square feet of warehouse space.

The city is reviewing building permit applications.

Building 100 comprises 161,335 square feet with office space totaling $9.16 million.

Building 200 also is shown at 161,335 square feet at a cost of $6.55 million.

Colliers International Executive Director Guy Preston and Senior Associate Seda Preston said in July they expect groundbreaking in October.

The Preston team is the leasing agent for the property at northwest West 12th Street and Lane Avenue North.

The team expects the buildings to be ready for occupancy in August.

A site brochure says the project offers multitenant industrial warehouse buildings that can offer spaces from 20,000 square feet to the entire structure.

The brochure says there are dock-high doors, a shared concrete truck court, and parking expandable to 468 autos.

Pan American Companies is listed as the developer. 

Seda Preston said previously Pan American expects to buy the property by year-end.

Regulatory agencies have been reviewing plans for the 23.85-acre project. 

Jax Industrial One Ltd. of Coral Gables is shown as the developer. Pan American Equity Partners 3 LLC is its general partner.

State records show that Pan American Equity Partners 3’s director is former Florida Lt. Gov. Carlos Lopez-Cantera.

Civil engineering firm GAI Consultants Inc. prepared plans for Pan American Companies of Coral Gables, at the same address as Jax Industrial One.

Legacy Industries of Jax LLC is the land owner. Led by managing member Deno Hicks, it paid $300,000 for the property in April 2018.
