JTA sells property along AC Skinner Parkway for 426-unit multifamily community

D.R. Horton pays $8.4 million for land where it plans to build build townhomes and apartments.

The Jacksonville Transportation Authority sold 38.27 acres for a townhouse and apartment development in South Jacksonville.  

D.R. Horton Inc., through development arm Forestar (USA) Real Estate Group Inc., paid $8.4 million for the property Sept. 3.

It plans a 126-unit townhouse community and 300-unit apartment community along the south side of AC Skinner Parkway, between Southside Boulevard and Belfort Road.

The townhouse project, previously called South Park Townhomes, is named Equinox West. It comprises 10 eight-unit buildings; five six-unit buildings; and four four-unit buildings on 17.54 acres.

DHI Communities, a subsidiary of D.R. Horton Co., will develop about 21 acres on the east side of the property with the South Park Apartments within 10 buildings comprising 150 one-bedroom; 114 two-bedroom; and 36 three-bedroom units along with a leasing and amenities building.

The apartment plans include parking for 572 vehicles.

Both communities will share a common entrance from AC Skinner Parkway.

Dunn & Associates Inc. of Jacksonville is the project engineer.

In September 2019, JTA sold 17.51 acres west of the D.R. Horton site along AC Skinner to Texas-based Presidium for $6.73 million. 

The Texas-based company is building the 370-unit Presidium at Town Center apartments there.
