Hakimian renovating two Jacksonville shopping centers

The Jacksonville-based real estate firm will upgrade the investments.

Hakimian Holdings Inc. is renovating two of its shopping centers.

Blake Hakimian, senior vice president of leasing said the company is starting an extensive renovation at the Gates of Southpoint at 7035 Philips Highway.

“Basically we’re trying to upgrade the ‘front door to JTB,’” he said, referring to the property’s proximity to Butler Boulevard.

Gates of Southpoint is a 30,548-square-foot retail and small office center.

Hakimian said work will start this quarter for completion in the third quarter. 

He said there was no cost estimate pending contractor bids.

Also, the city is reviewing permits for Hakimian Holdings to renovate the facade at the Gates of the Promenade at 8587-8605 Beach Blvd. at a combined cost of $812,430.

Coastal Contracting of North Florida Inc. is the contractor for the project.

The permits in review are for the facade of Rowe’s IGA Supermarkets, Boathouse Discount Marine and Meineke Care.

Hakimian bought the center, built in 1991, for $11.95 million in October 2019.

Jacksonville-based Hakimian Holdings Inc., a real estate investment firm, said in July it intended to upgrade the Promenade Shopping Center for full conversion into the Gates of the Promenade, add more retail space and possibly prepare some of the property for apartments.

Hakimian said then the company intends to invest $2 million to upgrade the 115,835-square-foot center and $3 million to build about 20,000 square feet of additional speculative retail space.

Hakimian said recently the focus for now is on the retail work and the company is rethinking the apartments.
