VanTrust requests permits for 552,720-square-foot Imeson warehouse

The developer intends to build the speculative center next to an Amazon.com fulfillment center in North Jacksonville.

VanTrust Real Estate LLC applied to the city for permits to build the shell structure of a 552,720-square-foot speculative warehouse at Imeson Park at a construction cost of almost $16.2 million.

Imeson Building B, also referred to as Building 200, is along 10501 Cold Storage Road in the North Jacksonville business park.

"We are starting the building spec," said VanTrust Executive Vice President John Carey in an email Feb. 9. "We have solid activity but no signed leases"

The project is designed on 27.14 acres next to an Amazon.com Inc. fulfillment center.

Plans show Building 200 will feature parking for 82 trailers and 204 autos.

The building will have 62 dock doors and two drive-in ramps on one side of the building and 55 dock doors and two drive-in ramps on the opposite side.

No contractor is identified. Codes-ABC Inc. provided code compliance.

Macgregor Associates Architects of Atlanta is the architect. Jacksonville-based England-Thims & Miller Inc. is the civil engineer.

The permits comprise one for the building shell and another for a dumpster enclosure.

VanTrust, through JI Imeson Industrial LLC, owns and is developing Imeson Park.

VanTrust submitted plans to the city in October for the proposed building. Carey said previously Building B can accommodate a single or multiple tenants.

He said it could be divisible by 50,000 square feet and would be ideal for two 250,000-square-foot tenants, he said.

“We are definitely talking to a couple of tenants in the 100,000-square-foot range.”

Carey said he expected shell completion for occupancy in the summer.

Imeson Park comprises an almost 1.1 million-square-foot Amazon.com fulfillment center in development; a 552,720-square-foot building leased to Margo State Line; a 300,000-square-foot building leased to Cra-Z-Art; and the 552,720-square-foot Building B in permitting review.

Imeson Park will have about 2.5 million square feet of distribution and fulfillment center space.

VanTrust has development rights there for up to 3 million square feet of space, but other buildings needed more land for parking or truck aprons,  Carey said.

VanTrust Real Estate LLC is completing the 156-acre Imeson Park. It bought the Imeson site, at northeast North Main Street and Zoo Parkway in North Jacksonville, in 2018.

JI Imeson Industrial LLC paid $18.44 million for the property in September 2018, buying it from Imeson International Industrial Park Inc. 

VanTrust is based in Kansas City, Missouri. It opened a Jacksonville office in January 2016, which Carey and his group leads.
