VanTrust OK’d to build Imeson Park spec warehouse

The city issued a permit Feb. 22 for The Conlan Co. to construct the 552,720-square-foot structure.

The city issued a permit Feb. 22 for VanTrust Real Estate LLC to build the shell structure of a 552,720-square-foot speculative warehouse at Imeson Park at a construction cost of almost $16.2 million.

The Conlan Co. is the contractor for Imeson Building B, also referred to as Building 200, along 10501 Cold Storage Road in the North Jacksonville business park.

“We are starting the building spec,” said VanTrust Executive Vice President John Carey in an email Feb. 9. “We have solid activity but no signed leases”

The project is designed on 27.14 acres next to an Amazon.com Inc. fulfillment center.

Plans show Building 200 will feature parking for 82 trailers and 204 autos.

The building will have 62 dock doors and two drive-in ramps on one side of the building and 55 dock doors and two drive-in ramps on the opposite side.

Macgregor Associates Architects of Atlanta is the architect. Jacksonville-based England-Thims & Miller Inc. is the civil engineer.

The permits comprise one for the building shell and another for a dumpster enclosure.

VanTrust, through JI Imeson Industrial LLC, owns and is developing Imeson Park.

Carey said the previously proposed Building B can accommodate a single or multiple tenants.

He said it could be divisible by 50,000 square feet and would be ideal for two 250,000-square-foot tenants, he said.

He said he expected shell completion for occupancy in the summer.
