Circle K buys JEA site in Regency for convenience store

The property at northwest Atlantic and Southside boulevards once was the Coggin Pontiac dealership.

Circle K Stores Inc. paid JEA $3.15 million for property at northwest Atlantic and Southside boulevards to build a gas station and convenience store.

Circle K bought the site May 28. The property, at 9201 Atlantic Blvd. in the Regency area, was long used by Coggin Pontiac. JEA used the property to stage equipment for area utility work.

Circle K proposes a $2.1 million convenience store and gas station at the site. That is the basic construction and not the total development estimate.

The JEA board voted in May 2020 to sell the property to Circle K Stores Inc. for the price that was paid. JEA procurement staff negotiated directly with the Tempe, Arizona-based international convenience store chain.

RDC of Long Beach, California, is the architect.

The city is reviewing permit applications for the 5,200-square-foot convenience store and a trash enclosure. A fuel canopy will be separately permitted.

JEA bought the parcel for $3.24 million in 2011, according to the Duval County Property Appraiser, for construction and pipeline installation.

JEA will keep about 1 acre of the 5.08-acre property as a utility easement to operate and maintain a waterline and a sewer force main.

Steve McInall, JEA vice president of energy and water planning, told the utility board in May 2020 the structures on the site are in disrepair and likely will be demolished. 

Property records show the three buildings on the site, totaling almost 50,000 square feet, were developed in 1969.
