Florida Blue completing its Deerwood upgrade

The insurer has been renovating the buildings at its 100-acre campus on Gate Parkway.

Florida Blue, a GuideWell company, is renovating the five-story Building 900 at its Deerwood Park campus at a cost of $4.6 million. 

It is the last of the insurer’s seven campus office structures to be upgraded at a total cost of at least $45 million.

Danis Builders LLC is the contractor for the project, which the city permitted June 18 at the 4800 Deerwood Campus Parkway.

“Building 900 concludes our campus renovations,” said spokesperson Toni Woods on June 21.

Plans show Florida Blue will upgrade mechanical, electrical and plumbing systems as well as drywall, paint, carpet, flooring, casework and restrooms.

The insurer has been renovating the buildings at its 100-acre Deerwood Park campus.

Woods, North Florida senior regional communications lead, said Building 900 will not house any GuideWell employees when they return to the office because the structure is for lease.

She said the company is talking with potential tenants for the 400,000 square feet of space it has available for lease at its 1.3 million-square-foot Deerwood Campus complex.

Woods said previously the renovations are part of the ongoing upgrade of the company’s campus buildings, with the oldest 25 years old.

She said typically about 6,000 employees are at the campus, but most worked remotely during the coronavirus pandemic.

The Colliers International commercial real estate company said in its third-quarter 2020 market report that Florida Blue put 750,000 square feet of office space available for lease at its Downtown and Deerwood Park campuses.

Woods said Oct. 12 that the onset of COVID-19 meant that ensuring the health and safety of its employees became a top priority

Of the seven office buildings on the Deerwood campus, three opened in 1996, two in 1998 and two more plus a conference center and four-story parking garage in 2008.

Woods said previously Florida Blue has completed renovations on Buildings 100, 200, 300, 400 and 600 and then would renovate the remaining two - Buildings 800 and 900, both built in 2008. That work was delayed by COVID-19.

In September, the city permitted renovations for Florida Blue’s six-story Building 800 at a cost of $6.6 million.

There are no buildings 500 and 700 because of the campus configuration.
