Sarnova and APR Energy complete first Park 295 building

The city issued build-out permits May 4 as the developer plans a second structure.

The city issued permits May 4 for two tenants that will fill up Park 295 Industrial Park at southwest Interstate 295 and Duval Road in Northwest Jacksonville.

Medical supplies distributor Sarnova and power company APR Energy will build-out distribution space in Building B at 2619 Ignition Drive.

They will join Ulta Beauty Inc. and Quiet 3PF to take the 552,634-square-foot structure to full occupancy.

For Sarnova, Dav-Lin Interior Contractors Inc. will build-out 130,567 square feet of space in unit No. 2 at a cost of $2.45 million.

The permit application identifies the project as Sigma, which appears to be a placeholder name. Sarnova is identified on supporting documents. 

The architect is StudioNorth Architecture of Riverside, Missouri.

Jacksonville City Council approved a $260,000 grant Feb. 9 for an undisclosed national pharmaceutical and medical device distributor to lease space in Northwest Jacksonville for its Southeastern U.S. distribution center.

Dublin, Ohio-based Sarnova matches the description.

As Project Robalo, the company told city Office of Economic Development officials that it will invest $6.72 million and create 25 full-time jobs by year-end 2023 under the economic development agreement tied to the bill.

The city requires the company to make a minimum $3 million capital investment in the project site by Dec. 31, 2023, to receive the Recapture Enhanced Value Grant.

The distributor will need to complete $2.4 million in leaseholder improvements to the warehouse by Dec. 31, 2022.

For APR Energy, Dav-Lin Interior Contractors will build-out 42,038 square feet of space in unit No. 4 at a cost of $500,000.

APR Energy is downsizing its Jacksonville presence, moving from a more than 186,000-square-foot building in NorthPoint Industrial Park in North Jacksonville facility.

Jacksonville-based APR, founded in 2004, provides power plants on a fast-track basis around the world.

NorthPoint Development of Riverside, Missouri, is the developer of Park 295. 

Through NP Jacksonville Industrial LLC, NorthPoint paid almost $4.77 million in August 2018 for about 175 acres to develop the five-building project.

Ulta Beauty Inc. is leasing 203,463 square feet of space and Quiet 3PF is a tenant for 174,157 square feet in Building B.

Park 295 is working on adding more warehouses. It intends to build the 394,277-square-foot Building C next to the completed structure.

Newmark Phoenix Realty Group represents the park.
