Winn-Dixie starting WDS liquor-store format

Southeastern Grocers is renovating in Miramar Center near San Marco.

Jacksonville-based Southeastern Grocers is building-out a new Winn-Dixie liquor store format in Miramar Center, not far from the historic San Marco neighborhood.

Williams & Rowe Co. Inc. is the contractor for the estimated $180,000 interior renovation of 8,640 square feet for Winn-Dixie at 4472 Hendricks Ave. in Miramar Center. That cost could change before the permit is issued.

The site is at the southern end of the building anchored by Players Grille.

The store is larger than the traditional Winn-Dixie Wine & Spirits stores. For example, the new store being added at 11380 Beach Blvd. is 2,665 square feet.

Southeastern Grocers did not share details about the new Miramar store.

“We’re committed to offering a unique shopping experience to the community with a new, tailored liquor store format, which will open before the end of the year. We will be sure to share more details in the coming months as they are finalized,” said Joe Caldwell, Southeastern Grocers director of corporate communications and government relations.

Plans show an exterior sign that says “WDS” and the words fine wine, beer and liquor.

The Jacksonville Planning Commission unanimously approved a zoning exception March 18 for the project.

The application for the exception requested the ability to sell all alcoholic beverages for off-premises consumption. It said no church or school falls within 500 feet of the site, so the property meets the zoning distance requirement.

Sleiman Enterprises owns the property through Miramar Equities Inc.

Grocery stores typically open liquor stores in the same shopping center or nearby. 

The Miramar site is 1.3 miles north of the Winn-Dixie store at 1520 University Blvd. W. in Lakewood Promenade, which also is owned by Sleiman Enterprises.

Liquor store companies have been introducing new formats in recent years.

For example, Orlando-based ABC Fine Wine & Spirits is developing new and redeveloping older stores into prototypes, some in the 12,000- to 13,000-square-foot range.

The design has a central guest services counter with wine taps, a growler filling station, a register and the ability to sample spirits.
