The city is reviewing a permit application for Tenant Contractors Inc. to build-out space for IEM Power Systems at NorthPoint Industrial Park at a project cost of $915,364,
IEM, an electrical systems manufacturer, will build out space in the 186,500-square-foot Building 3 it will lease at 3600 Port Jacksonville Parkway in North Jacksonville.
Nelco Architecture Inc. of Tampa is the architect. Tenant Contractors is based in Jacksonville.
Pattillo Industrial Real Estate owns NorthPoint Industrial Park.
IEM has been leasing at 11902 Central Parkway near the University of North Florida and at 13845 Alvarez Road in Jacksonville International Tradeport.
It is expected to move in March.
“This new lease allows us to consolidate our Jacksonville operations into one location and support growth through the addition of numerous capabilities,” Tim Ferguson, vice president of operations at IEM, said in a news release in September.
“As we are expanding, IEM is seeking to fill a number of jobs in production and engineering.”
IEM is a branch of Fremont, California-based Industrial Electric Manufacturing, an independent full-line electrical distribution and power quality equipment manufacturer.
Cushman & Wakefield Managing Director Tyler Newman and Senior Director Jacob Horsley arranged the lease, the release said.
“The industrial market in Jacksonville is increasingly tight and there is heavy competition for quality space,” Newman said in the release.
IEM has occupied the Central Parkway structure since 2011. The more than 85,000-square-foot stand-alone building was developed in 1997 in Eastpark at Town Center.
IEM also has been leasing more than 41,000 square feet in a 94,000-square-foot Tradeport building in North Jacksonville since 2017.
Newman and Horsley are representing those buildings for lease.
