Work begins on six-building office complex in Wildlight

The developer says 40% of the space is reserved for the project set to open next spring.

Construction is underway at The Offices at Village Center in Wildlight, the master-planned community in Nassau County. 

The six-building project is on 2.35 acres at 57 Homegrown Way. Skinner Bros. Realty and The Silverfield Group are the developers.

The groundbreaking was Nov. 9 and the offices are expected to open in spring 2022. The site is along Florida A1A east of Interstate 95.

King South Construction is building the 27,000-square-foot development. It is projected to cost $275 per square foot, which includes a $55 per square foot build-out allowance. That would bring the total value of the offices to more than $7.4 million.

“Based on recent projects, we expect most of our buyer’s interior build outs will cost roughly $80 to $90 per square foot for a well-designed and nicely finished office space,” Ray Adams, vice president of The Silverfield Group, said in an email.

Offices will range from 1,500 to 5,275 square feet. Two buildings and half of another have been reserved. That comprises 40% of the office space, said Chet Skinner, vice president of Skinner Bros. Realty, in a news release.

“The office buildings offer a prime opportunity to professional service businesses, who will benefit from direct access to I-95, A1A and more than 9,000 homeowners within a 3-mile radius,” Skinner said in the release.

Wildlight includes single-family homes, town homes and apartments. There are shops, restaurants and an elementary school. 

The first phase is about 1,000 homes on 260 acres bounded by 350 acres of permanently preserved open space. 

Wildlight is 20 miles north of Jacksonville.

Raydient Places + Properties, a taxable subsidiary of Rayonier Inc., is developing Wildlight. 

The Offices at Village Center is part of the second phase of Forest Park and will include a Publix Super Markets Inc. grocery store, UF Health Rehabilitation center and a Del Webb active adult neighborhood planned to open in 2022.

“Providing the residents at Wildlight with direct access to professional services such as financial advisors, shipping logistics, a sales office and more only further the convenient and thoughtfully-planned lifestyle that has been carefully curated within the community,” said West Hinton, vice president of Raydient Places + Properties, in the release.
