Jacksonville developer RISE plans a 48.53-acre mixed-use development at northwest Butler and Hodges boulevards, near the entrance to the Glen Kernan neighborhood.

All residential development will be for 55+ residents. Plans refer to it as Glen Kernan Park.

“We believe this central location between the beaches, Town Center, and Mayo Clinic makes it a prime site for a 55+ Active Living development,” RISE COO Courtney Gordon said in an email.

RISE plans to break ground on the project in April 2022, and complete it by early 2024.

Glen Kernan Park LLC, managed by Joyce Development Group, owns the property. 

RISE has a contract to purchase the land. 

Of the residential units, 183 units are listed as stacked flats in two four-story buildings and one three-story building. 

The units would average 1,000 square feet. There would be 14,000 square feet of ground-floor retail space and an 8,000-square-foot amenity and leasing center. 

Plans show 28 quadplex apartments and 74 duplex cottage homes on the property. The quadplexes are on 2.2 acres and the cottage homes are on 10.55 acres.

There is 24,000 square feet of retail planned among five outparcels from 1.1 acres to 1.49 acres. 

A 174-room hotel would sit on 3.66 acres. 

Gordon said the operator for the hotel is selected, but did not say who it would be. 

“The location of this site lends itself to a variety of uses,” Gordon said. 

“The hotel will complement the area, but also provides another stay option for families at the Mayo Clinic as well as additional services for our residents and guests.”

A memory care and assisted living center would be four stories with 28 units on 3.53 acres. No operator has been selected for the center.
