City reviewing permit for $70.8 million Southbank apartment construction

Miami-based developer Related Group plans a 326-unit project with a 511-space garage to replace the former River City Brewing Co. restaurant.

The city is reviewing a building permit application and plans for Related Group’s proposed 326-unit RD River City Brewery apartments on the Downtown Southbank at a job cost of $70.84 million. Plans prepared by engineering and planning firm GAI Consultants Inc. include drainage, demolition and the master site plans for the Miami-based developer’s proposed replacement for the former River City Brewing Co. restaurant.

Related Group told Downtown Investment Authority and city officials that it estimates the total project investment at 835 Museum Circle to be $99.16 million.

The plans show an eight-story apartment complex with a 511-space attached parking garage.

The GAI documents say 470 parking spaces will be for apartment residents, 11 Americans with Disabilities Act accessible spaces and 30 reserved for the adjacent Museum of Science and History.

The project also has 62 bicycle spaces planned.

MSA Architects Inc. is listed on the project’s online city permit portal page.

The plans show space for a future stand-alone restaurant on a parcel to the east of the apartments facing St. Johns River Park and Friendship Fountain. 

Related Group is developing the project through RD River City Brewery LLC, according to the permit.

Real Estate firm CBRE announced Aug. 3 that Related Group paid $10 million for River City Brewing Co.’s leasehold on the 3.34-acre site.

The riverfront restaurant closed July 18. The developer bought the remaining 76 years of a 99-year land lease with the city from River City’s parent company Maritime Concepts.

Related Group Vice President of Development Jeff Robbins said in June he anticipates groundbreaking for the apartments by the end of 2021.

Real estate firm Colliers released leasing information Sept. 27 for the proposed 5,000-square-foot Restaurant at Manor.

Construction of the restaurant and apartments is expected to be completed in 2024.

City Council approved an $18.27 million incentives package in June for the project, which includes a $12.99 million property tax refund over 20 years.

The city also committed to a $500, 000 completion grant for the restaurant and $4.778 million for site infrastructure work; improvements to the 29-slip public marina; increased maintenance on the adjacent park; and city lease revenue loss.
