Keller Williams Realty buys former Pier 1 store in Atlantic Beach for $2.4M

The real estate company will renovate and consolidate its two offices into the building.

Keller Williams Realty Atlantic Partners will consolidate its two Beaches offices into one at 1071 Atlantic Blvd. in Atlantic Beach

Six Points Jax LLC sold the former Pier 1 store July 1 to 1071 Atlantic Jax Owner LLC of Tampa for $2.425 million. 

The building is owned by Keller Williams Realty Atlantic Partners, which bought the structure through the LLC.

Lee|Duckworth Construction will rebuild the interior at an estimated $763,000. Construction started in December with a completion date set for April, said COO Coleman Lay in an email.

An estimated 250 Keller Williams Realty associates will use the Atlantic Beach office and another 20 will work out of the leased Keller Williams Realty office in Sawgrass Village in Ponte Vedra Beach, said Margaret Sherrill, operating principal at Keller Williams Realty Atlantic Partners. 

The company currently has offices in the South Beach Regional in Jacksonville Beach near Trader Joe’s and on the third floor of the Atrium at 700 Third St. N. in Neptune Beach.

 Neither location offers the visibility the company wants, Sherrill said.

“We have been leasing the space at South Beach Parkway for 16 years. It has been hard to find a building at the beach where there is enough parking. We now will have more than 40 spaces,” she said.

“Strategically it is much more visible. You can see us coming or going.”

The 8,200-square-foot building is on an acre. The renovated interior will have 24 offices, two conference rooms, a large training room, collaborative workspace and a video and podcast room, Lay said. There will be new insulated windows.

This is the second Pier 1 store that Lay|Duckworth has renovated. 

Last year it remodeled the one at 8110 Blanding Blvd. that is now a Bold City Health office.

In June 2011, Pier 1 Imports Inc. of Fort Worth, Texas, sold the building to Five Points LLC of Jacksonville for $810,000. 

In March 2016, Five Points LLC entered into a specialty warranty deed with Six Points Jax LLC for $100. The membership interests were identical between the two parties.
