RISE breaks ground on $60 million Linden House apartments

The 295 apartments will include two pools, some garage parking and other amenities.

RISE: A Real Estate Company broke ground Jan. 14 on Linden House, a $60.1 million, 295-unit apartment community at Race Track Road and Florida 9B in Bartram Park.

Linden House, expected to be delivered for tenant use in spring 2023, will be within walking distance of the retail and commercial Durbin Park center in southern Duval County, RISE said in a news release.

RISE said Linden House is a 25-minute drive from Downtown Jacksonville. The site is in southern Duval County near the St. Johns County line.

“Durbin Park, when it gets done, will be over 2 million square feet of retail, restaurants, and commercial development,” RISE Vice President of Development Matt Marshall said in the release.

“The amount of services residents are going to have, including hospital and medical, is going to be phenomenal.”

He said to those attending the event that RISE moved its corporate headquarters to Jacksonville.

“We are now officially a hometown company.”

RISE moved its headquarters from Valdosta, Georgia, to the Deerwood Park office park.

Linden House’s 295 units comprise studios, one-, two- and three-bedroom apartments. 

The 281,000-square-foot development will consist of seven buildings. There will be three four-story apartment buildings and a clubhouse.

Linden House will have two pools, courtyards, clubrooms and kitchen and a fitness center, among other amenities. 

Individual units will have granite countertops in the kitchen and bathroom, walk-in closets, private balconies in some units, and full-size washer/dryers.

There will be surface parking throughout the development along with attached garages. In total, Linden House will have 443 parking spaces, including 46 in garages.

The address on the permits issued by the city is on 10.84 acres at 14950 Bartram Commons Drive.

“RISE has had exceptional growth over the last 18 months. We have six jobs under construction now and our portfolio continues to grow. We look forward to it growing at an unprecedented rate,” Mike Hale, senior vice president of construction, said at the event.

“We’ve overcome challenges related to COVID, supply chain issues, and we’re still pushing forward. I’m thankful for our top-notch professionals who know what needs to be done on a daily basis. We look forward to you watching us grow in your community,” he said.

The project team included Emily Pierce of the Rogers Towers law firm; England, Thims & Miller civil engineers; Truist Bank; and other firms.

RISE is the developer and general contractor and will manage leasing and maintenance. 

The building design is by Charlan Brock Architects. RISE joined with Origin Investments as the equity partner for the deal.
