Aventon Companies to build 360 apartments in South Jacksonville

The North Carolina-based developer expects to start leasing units in 2023.

Aventon Companies announced July 5 it is building a 360-unit luxury apartment project at 11849 Palm Bay Parkway in South Jacksonville between Wells Creek Parkway and Philips Highway.

Fragpag Powers Bay LLC, part of  Korn & Zehmer in Ponte Vedra Beach, sold 21 acres June 21 to BGA South Owner LLC, affiliated with Aventon Manager LLC in Raleigh, North Carolina, for $6.7 million.

Aventon JAX South will feature one-, two- and three-bedroom apartments in four-story towers with elevators.

Amenities will include a resort-style pool, clubhouse, 24-hour fitness center, remote working spaces and private offices, an air-conditioned pet spa and a dog park.

Aventon expects to begin renting apartments in 2023. It did not know what the rental rates will be.

The exterior design is by Scott + Cormia Architecture & Interiors of Orlando. Interiors were by designed by Design Environments Inc. of Marietta, Georgia.

In 2022 Aventon constructed the 324-unit Aventon Soraya apartments at 13163 Ranch Road.

“In the past few years, the Jacksonville market has experienced an unprecedented growth in jobs combined with an all-time low rate of unemployment, making it a truly desirable place to want to call home, said Burk Hedrick, Aventon Companies vice president of development, in the news release.

Aventon has a $2 billion inventory of developments that includes 7,600 apartments in Florida, Georgia, the Carolinas and other areas along the East Coast. It has regional offices in West Palm Beach and Orlando; Raleigh; and Bethesda, Maryland.
