JWB buys West Adams Street buildings Downtown for bar, restaurant space

The developer paid $1.2 million for the buildings used by Breezy, which moved, and Scottie, which closed.

JWB Real Estate Capital added to its Downtown holdings with the $1.2 million acquisition of 119 and 129 W. Adams St., the former Breezy Jazz Club and Scottie convenience store.

They could become restaurant, bar, office and retail space, possibly with a rooftop bar or restaurant.

JWB Real Estate Capital President Alex Sifakis said the buildings do not have leases in place yet and is looking for potential retail, bar or restaurant operators.

Breezy moved to San Marco in late 2020 and the Scottie store closed before the acquisition.

The first floors of each would be for retail use, Sifakis said, probably a bar or a restaurant.

He said the group will talk with the Downtown Investment Authority about incentives but is not close to figuring that out.

JWB bought the property from 119 West Adams LLC and 129 West Adams LLC, which acquired them in 2013. The LLCs are led by Charles Sears.

Through Ashley and Pearl Parking LLC, JWB Real Estate Capital paid $600,000 each for the vacant buildings Feb. 24.

Bobby Knight of Coastal Commercial Real Estate represented the seller and buyer in the transaction.

119 W. Adams St., the former Breezy 

The two-story, 12,000-square-foot 119 W. Adams St. structure was built in 1919. Sifakis said it originally was Furchgott’s before the department store moved into the 128 W. Adams St. building, which another developer is renovating. 

The first floor will be for retail use, probably a bar or restaurant. Another building sign says a former tenant was Mingle City Cafe.

The second floor would be office or retail space, with an added third-floor rooftop bar or restaurant.

The added rooftop will increase the size to 18,000 square feet.

129 W. Adams St., the former Scottie

The four-story, 12,000-square-foot structure at 129 W. Adams St. was built in 1924.

The first floor would be retail, probably a bar or restaurant.

JWB intends to take out the floor between the first and second floors to create one floor with a 17-foot ceiling. That will make it a three-story, 9,000-square-foot space.

The third floor would be office space.
