Rooker considering JAA property for development

The Atlanta-based developer is in due diligence for a 288,000-square-foot building off Duval Road.

Atlanta-based Rooker is considering a site owned by the Jacksonville Aviation Authority off Duval Road in North Jacksonville for industrial development.

JEA received a service availability request for a 288,000-square-foot industrial building along Wheels Road, connecting to Duval Road, at northwest Interstate 95 and I-295. The site is near Jacksonville International Airport.

“We are considering the site for a speculative industrial development similar to the buildings we have developed at Perimeter West industrial park,” said Rooker Vice President Cason Bufe in an email Oct. 8.

“We do not have any tenants lined up for this project yet. We are in the due diligence stage on this.”

Prosser, the civil engineer, submitted a preliminary site layout to JEA.

Rooker, a full-service real estate development firm, also is developing Perimeter West at northeast I-295 and Pritchard Road.

It bought the remaining 39 acres of undeveloped land within Perimeter West Industrial Park in October 2018 for development of industrial buildings.

It developed two and has acreage for a third.

It developed 168,000-square-foot and 155,820-square-foot buildings that are fully leased.

Bufe said Rooker intends to break ground on the third building, at 185,000 square feet, in the next 60 days.

He said the building is speculative and there are no tenants yet.
