Corner Lot to break ground on The Beachline apartments

The city is reviewing permits at a construction cost of $32.6 million for the 240-unit project near Eastside Community Church.

Corner Lot expects to break ground in November or December on The Beachline, the 240-unit apartment project it will develop at 13305 Beach Blvd. on property it bought from Eastside Church.

The city is reviewing 10 permit applications for Summit Contracting Group Inc. to build six 40-unit apartment buildings, a clubhouse-leasing office, maintenance building, trash compactor and mail kiosk at construction costs totaling almost $32.6 million.

Beachline, a gated community, will comprise four-story, wood-frame buildings with one-, two- and three-bedroom units.

Corner Lot CEO Andy Allen said Oct. 16 the company will break ground in less than 20 days.

“It’s called the Beachline since Beach Boulevard used to be and still is the route to the Beaches,” he said.

Corner Lot Director of Marketing Michael Ryan said Oct. 18 the apartments will be completed in about 21 months, which takes it to late 2024.

Ryan said the units will range from 707 to 1,308 square feet in size. He projects monthly rents at $1,800 to $2,400, which could be adjusted based on market rates when building is completed.

That equals $1.83 to $2.55 a square foot.

 He said amenities will include a clubhouse, gym and resort-style pool. 

Ryan said significant efforts are being taken “to ensure limited impact to adjacent neighborhoods.”

Through Eastside MF Partners LLC, Corner Lot paid $5 million on June 24 for 10.46 acres from Eastside Community Church Inc. at 13301 Beach Blvd. 

The church retains about 4.5 acres.

The property is near Tamaya at northeast Kernan and Beach boulevards. The Pablo Creek Regional Library is nearby.

Senior Pastor Tim Lusk at Eastside Community Church, affiliated with the Evangelical Free Church of America, said in June the sale was strategic for the church to expand its ministry locally and abroad.

The church sponsors mission projects in several countries.

“People are missing community these days and the pandemic has made it worst. Now there will be a church, a public library and the apartments that will create a bit of a community. We’ll be able to minister without being intrusive,” he said.

“We were fortunate because our relationship with the church helped us find a great property and a solution that worked for them and the surrounding community,” said George Leone, Corner Lot COO, in June.
