Presidium apartment communities open near Tinseltown and at former theater site

Presidium Park and Presidium Regal Apartments have a combined 690 units available.

Presidium Park along Butler Boulevard west of Tinseltown, and Presidium Regal Apartments along Beach Boulevard between Hodges Boulevard and San Pablo Road, are open to residents.

Presidium Park, at 8181 AC Skinner Parkway, and Presidium Regal Apartments, at 14051 Beach Blvd., have a combined 690 units.

The communities are owned by Presidium, a Texas-based developer and owner with $2 billion of assets under management.

Dwell Design Studio of Atlanta designed both properties.

Presidium Park is a 400,000-square-foot, 356-unit community. It has outdoor pavilions, a clubroom, game lounge, golf simulator, theater room, fitness center, a rooftop terrace and resort-style pool.

Units range from 551-square-foot studio units to 1,613-square-foot three-bedroom apartments. Monthly rents are from $1,385 to $2,850, according to apartments.com

Presidium Regal Apartments has 334 units. It sits on 15 acres at the site of the former Regal Cinemas.

Its amenities include a zero-edge pool, semiprivate poolside cabanas and indoor and outdoor fireplaces in lounging areas. It has a showroom kitchen, coworking lounge with micro offices, podcast rooms as well as a clubroom, game room, fitness room, golf simulator and theater room. There is a dog park and spa, juice and java bar and on-site car wash.

The units range from 551-square-foot studios to 1,560-square-foot three-bedroom units. Monthly rents are from $1,520 to $3,030.
