Ashco plans second building at Town Center on former Wendy's site

The Jacksonville-based developer is adding the 16,000-square-foot Town Center II now that the first structure is full.

With its first Town Center retail center building fully leased, Jacksonville-based Ashco Inc. intends to start construction on a second development at the closed Wendy’s it bought in February.

Ashco announced Aug. 23 it will build the 16,000-square-foot Town Center II at 4907 Big Island Drive for completion in spring 2024.

The developer said it would demolish the former Wendy’s.

Town Center II is at Buckhead Branch and Big Island Drive, next to the initial Town Center retail center that is fully leased.

It is next to the first building at 4853 Big Island Drive that Ashco said “is fully occupied with a 10-year waitlist.”

That 13,200-square-foot building, Town Center Plaza, is fully leased to Modani, Amara Medical Spa, Mayday Ice Cream, DOS Coffee and Talkin’ Tacos.

“Town Center II is strategically located at the lighted intersection of Big Island Drive and Buckhead Branch Drive - at the heart of the St. Johns Town Center,” Ashco said.

It said the conceptual rendering features a modern glass storefront on three sides. Plans show it comprises 16,063 square feet with 14,063 square feet on the first floor and 2,000 square feet on the second level on 1.02 acres.

Almond Engineering is the civil engineer. The plans say it is “proposed restaurant modifications.”

A deed recorded Feb. 8 with the Duval County Clerk of Courts shows that Ashco, through Mant Capital Group LLC, bought the site from A&C Ventures of Sonoma, California. The deed shows a price of almost $1.42 million.

Duval County property records show the 3,502-square-foot Wendy’s was built in 2005 on just over an acre.

For the first building, Ashcenter at St. Johns LLC paid almost $2.3 million for the former Thomasville store on 1.27 acres near The Markets at Town Center in August 2020.

Ashco is led by president Edward Ashurian, who manages the LLC that bought the property.
