Spliff’s Gastropub identifies next location along Mayport Road in Atlantic Beach

The restaurant already operates Downtown and Durbin Crossing Shoppes in the Bayard area of South Jacksonville.

Spliff’s Gastropub appears to have leased a space at the Reef Retail Shopping Plaza along Mayport Road in Atlantic Beach.

A site brochure for the project shows that Units A and B, totaling 4,081 square feet, are leased for a restaurant/gastropub.

Spliff’s confirmed on social media it is opening in the Mayport area of Atlantic Beach.

Calling itself “A Food and Drink Joint,” Spliff’s serves burgers, sandwiches, rice bowls, its signature macaroni and cheese cheese varieties, salads, sides and drinks.

The city is reviewing a building permit application for Spliff’s to build-out 4,260 square feet of space at an estimated $200,000 at 2775 Mayport Road. 

The plans show at least 134 seats inside with 116 table seats and 18 at the bar, and 48 seats outside on a patio.

Spliff’s has two locations – Downtown at 100 E. Forsyth St. and, after a grand opening Oct. 14, in the Bayard area at 14985 Old St. Augustine Road in Durbin Crossing Shoppes. Jacksonville-based Ash Properties is the landlord.

The Reef Retail Shopping Plaza is shown as a 29,635-square-foot “upscale redevelopment shopping center” comprising two buildings - Reef Retail North and Reef Retail South. Spliff’s is in Reef Retail South.

Reef Retail Shopping Plaza is at the entrance to the newly constructed, 456-unit luxury Reef Apartments.

“The concept is to create a town center village design where residents of the Reef Apartments and local community members can walk to restaurants and retail to enjoy a unique destination,” says the site brochure.

The spaces range from 800 to 15,318 square feet of contiguous space.

It says Reef Retail Shopping Plaza is strategically situated “in an affluent area with a household income of over $105,000 per year within a five-mile radius.”

Colliers Senior Associate Jason Hinson represents the landlord, The Klotz Group of Companies.

The buildings are on 2.5 acres. Property records show they were built in 1966 and 1995.

The leasing brochure shows 2771 Mayport Road, Reef Retail North, at 12,700 square feet and 2775 Mayport Road, Reef Retail South, at 16,935 square feet.

Atlantic-based Reef Retail Acquisition LLC, led by Jeff Klotz, bought the properties between 2019 and 2021.

The Klotz Group of Companies, led by Klotz, is described as a private equity real estate investment platform serving as the parent company for a group of operating subsidiaries, investment partnerships, funds and ventures.

It developed The Reef Oceanside Apartments, which are at 2753 Mayport Road.

The Klotz Group and KABR Group announced in September they opened The Reef, comprising 456 apartments and 30,000 square feet of dining and retail space. 

The property is near Atlantic Beach, Mayport Naval Station and Kathryn Abbey Hanna Park. 

The Reef consists of one-, two- and three-bedroom apartments from 690 to 1,242 square feet in size. Monthly rental rates start at $1,575 for one-bedroom units. 

Klotz and KABR said in September the property was more than 50% leased.
