Big projects in pipeline: VA clinic, Mayo Clinic and Ponte Vedra Inn & Club

Development is in the works all over Northeast Florida. Here is an update on three of the biggest the Daily Record is following around the region.

DUVAL COUNTY

VA outpatient clinic & domiciliary

The signs are up at the $64.2 million Department of Veterans Affairs outpatient clinic and domiciliary in North Jacksonville as it appears to be nearing completion and opening in early 2024.

The project is at 145 Heron Bay Road on the north side of Max Leggett Parkway about a mile east of River City Marketplace.

Permits show a $54 million, two-story, 173,200-square-foot outpatient center and a $10.2 million, one-story, 29,500-square-foot domiciliary.

Uptown Signature Development has said the clinic will be fully operational by the end of 2024. It was granted a deadline extension through June 30, 2024, for the completion of the clinic so it can receive its city incentives package not to exceed $1.95 million.

The North Florida/South Georgia Veterans Health System broke ground on the facility in 2021.

Meyer Najem Construction LLC is the contractor. Alabama-based Sain Associates is the civil engineer.

DUVAL COUNTY

Mayo Clinic in Florida expansion

The city approved a permit in October for Mayo Clinic in Florida to build-out its five-story patient tower addition at its Jacksonville campus at an estimated cost of $130.7 million.

The Robins & Morton Group of Orlando is the contractor for the 250,000-square-foot project at 4500 San Pablo Road S.

The city issued a permit in March for The Robins & Morton Group to build the shell construction at a cost of almost $60.3 million.

The shell and build-out total about $191 million.

Mayo Clinic in Florida is adding five floors to its patient tower as part of its expansion.

The project will increase the building from eight floors to 13.

When completed, the 1.4 million-square-foot hospital will have 428 patient beds.

Mayo announced in February 2022 that it was starting a $432 million expansion at the San Pablo Road campus.

The expansion includes hospital support services and a central energy plant with completion planned at the end of 2026.

“The expansion of our hospital will enable Mayo Clinic to offer outstanding, high-quality care to more patients with serious and complex illnesses,” said Dr. Kent Thielen, CEO of Mayo Clinic in Florida, in the February 2022 news release.

Mayo Clinic in Florida, which opened 37 years ago in South Jacksonville, also is adding a 210-acre North Campus to its San Pablo Road property.

That expands its 392-acre medical center property to 602 acres.

The Davis family, founders of the Winn-Dixie Stores Inc. supermarket chain, conveyed about 400 acres for the original campus, which Mayo opened in 1986.

Duval County property records show that an entity of the Davis family conveyed the additional 210 acres to Mayo Clinic Jacksonville on Oct. 25, 2022.

ST. JOHNS COUNTY

Ponte Vedra Inn & Club renovation and expansion

The Ponte Vedra Inn & Club in Ponte Vedra Beach is starting a 30-year master plan to renovate and expand the facilities.

The resort received zoning approval by the St. Johns County Board of County Commissioners in November for the project after lengthy public hearings about the club’s plans.

The resort then applied for the first phase, which includes construction of two buildings and tennis courts. The project is at 200 and 295 Ponte Vedra Blvd. The application says the 156,369-square-foot project is on 17 acres.

Work consists of underground utilities, clearing, grading, stormwater management facilities, parking areas and associated construction.

The Ponte Vedra Inn & Club is owned by Jacksonville-based Gate Petroleum Co. 

Under the plan, expected to be completed in six phases over a 30-year period, the oceanfront Ponte Vedra Inn & Club can expand to up to 349 rooms and 595,000 square feet of restaurant, bar and indoor recreation space.

Gate Petroleum President John Peyton said the plan presented for approval was the result of five years of planning and dozens of open houses and town hall meetings.
