Dewberry chooses Franklin Street as Ortega Park retail leasing adviser

John Dewberry, through D Build and D Solutions, chose Franklin Street as the exclusive retail leasing adviser for Ortega Park, the former Roosevelt Square, which is an open-air retail center undergoing a multimillion-dollar investment into a mixed-use development.

Franklin Street announced Feb. 2 that its Retail Landlord Services team of Ricky Ostrofsky, Carrie Smith and Kaelyn Sreenan are marketing more than 300,000 square feet of newly completed and renovated retail space for lease.

Dewberry bought Ortega Park in 1997 and redeveloped what was then Roosevelt Mall into an open-air retail center called Roosevelt Square.

“Over two decades ago, this endeavor started as a way to revitalize an old mall complex, but it has evolved into a community gathering landmark,” Dewberry said in the news release.

“With this next phase, we want to ensure it continues this way for future generations.”

The center is on 29 acres at 4495 Roosevelt Blvd.

Ortega Park will comprise 750,000 square feet of shopping, dining, residential, office and lifestyle experiences, the release said.

Among Franklin Street’s primary objectives is leasing Ortega Alley, a pedestrian-only area “designed to attract and encourage the increasingly active culture surrounding the property.”

“We look forward to bringing many new concepts to this redeveloped asset,” Ostrofsky said in the announcement.

Those include “food and beverages options that will further its positive impact on the surrounding community.”

The center is near some of Jacksonville’s most established neighborhoods including Riverside, Avondale and Ortega.
