Trust buys and sells Ponte Vedra Beach homes on same day in transactions totaling almost $13 million

An oceanfront property at 137 Ponte Vedra Blvd. sold for $9.55 million.

The Cono D’Alto Irrevocable Homestead Trust of Jacksonville bought one home in Ponte Vedra Beach on June 30 and sold another the same day in transactions totaling almost $13 million.

Cono D’Alto trustees Russell L. Lee and Kenneth R. Krey bought the home at 228 Pablo Road for $3.25 million from Claes Henrik Gustaf Dahlback and Brita Maria Bergh Dahlback.

On the same day, the trust sold an oceanfront home at 137 Ponte Vedra Blvd. to Mark and Christina Demetree for $9.55 million.

Cono D’Alto, 78, died March 16. He was born in Teggiano, Province Salerno, Italy, and moved to the U.S. in 1969 to begin a career in the restaurant business in New York and Connecticut, according to the Hardage-Giddens Funeral Home obituary. 

In 1980, he moved to Jacksonville and operated pizzerias in Florida and Texas.

The Cono D’Alto Irrevocable Homestead Trust purchased this home at at 228 Pablo Road for $3.25 million.

When he retired from the restaurant business, he went on to sell commercial real estate.

Claes Henrik Gustaf Dahlback is a partner and co-founder of Warren Equity Partners in Jacksonville Beach.

Mark Demetree is the co-founder and operating partner of Silverhawk Capital Partners of Greenwich, Connecticut. 

He also is the co-founder and vice president at Demetree Brothers Inc., a real estate management company in Jacksonville. 

Other affiliations include being chairman and CEO of Kissner Holdings, the chairman of Meridian Chemicals and a director of American In-Home Care and Spartan Energy.

The Pablo Road home, built in 1965, is 5,531 square feet and sits on 0.46 acre. 

The Dahlbacks bought the home in 2015 for $1.565 million.

It has four bedrooms, three full and one half bathrooms and a two-car garage. It has a saltwater pool and outdoor kitchen.

The Ponte Vedra Boulevard home, built in 1952, is 4,036 square feet and sits on 0.5 acre. 

D’Alto bought the house in 1999 for $2.15 million.

It has four bedrooms, six bathrooms house and a four-car garage. It has a pool and spa, summer kitchen and lanai. It is piped for gas appliances and has an emergency generator.
