Shearwater adding housing designated by county as affordably priced

Lennar will have 50 town homes at more than $300,000 that will qualify for a St. Johns program.

Lennar has opened models and new floor plans for 80 single-family homes and 190 town homes at Shearwater, a master-planned community in St. Johns County. 

Fifty of the town homes are offered at an “affordable” rate through a partnership with the St. Johns County affordable housing program, according to a June 8 news release. 

Affordable town homes will start in the low $300,000s, with price increases limited based on metrics determined by the county. Homes must be owner-occupied. 

Lennar is the first builder in Shearwater to offer homes through the St. Johns County affordable housing program, the release said.

Lennar is not being subsidized by the county, state or the developer, Freehold Communities, according to Gareth Seago, vice president of marketing for Lennar Jacksonville.

“The developer of Shearwater and St. Johns County agreed to allocate a portion of the community to an Affordable Housing program,” Seago said in an email response.

The master-planned community is at 27 Appleton Court off County Road 210. 

“This expansion of Lennar at Shearwater brings a new level of affordability for homebuyers looking to purchase in one of the most desirable new communities in St. Johns County,” said Melanie Raub, Lennar Jacksonville division president, in the release.

The Shearwater community opened in January 2016. In addition to Lennar, the community includes homes built by David Weekley Homes, Richmond American Homes and MasterCraft Builder Group.

The Lennar town homes will comprise five floor plans from 1,494 to 2,005 square feet. They include three bedrooms and 2½ bathrooms. Models come with one- and two-car garages.

The single-family homes come in four floor plans ranging from 2,028 to 2,358 square feet on 50-foot home sites. They include four to five bedrooms and two to three bathrooms. They will have two-car garages.

“The affordable collection of homes offer the exact floor plans as our exisiting townhouses we sell in Shearwater and other surrounding communities,” Seago said.

“This truly is an exceptional offering that brings quality and affordability to the St. Johns County area.”

The neighborhood has a resort-style lagoon and lap pool with a clubhouse, fitness center and tennis courts. There will be access to Trout Creek.
