PulteGroup buys 963 acres to develop residential community in St. Johns County

The Landings at St. Johns will have all ages and age-restricted communities with amenities.

The Northeast Florida Division of PulteGroup bought 963 acres Oct. 31 in St. Johns County for $17.346 million to develop The Landings at St. Johns.

The master-planned residential development is south of Greenbriar Road and west of Longleaf Pine Parkway in northeastern St. Johns County.

It is expected to open in 2025.

The seller was Greenbriar Land Holdings LLC. 

PulteGroup bought the property through Pulte Home Company LLC.

The residential community will consist of Del Webb and Pulte Homes.

Atlanta-based PulteGroup is among the largest homebuilders in the nation. It operates in more than 40 markets.

Del Webb is a subsidiary of PulteGroup Inc.

“We are pleased to build upon our presence in St. Johns County,” said Justin Cook, president of PulteGroup’s Northeast Florida Division, in a Nov. 1 news release.

“St. Johns County is an extremely popular and thriving area, and it ranks among the most sought-after areas for homebuyers.”

Del Webb communities are for homebuyers ages 55 and older. 

Del Webb St. Johns will have up to 761 single-family homes, according to the release. Amenities will include an event center, resort-style pool and pickleball courts.

According to its website, PulteGroup has three other age-restricted Del Webb communities in development in Northeast Florida in Wildlight, eTown and Nocatee.

Pulte Homes will develop up to 588 single-family homes for all ages for The Landings. 

It will have one- and two-story floor plans. There will be 50 acres of preservation land and 15 acres of parks.
