Truist building-out ground-floor branch at Hanania Place on the Downtown Jacksonville Southbank

The financial company is renovating fifth-floor space at the 10-story building for its regional office, relocating from the Northbank.

The city issued a permit Oct. 17 for Southeast General Construction Inc. to build out a retail branch bank suite for Truist Financial Corp. on the first floor of Hanania Place at a cost of $1.4 million.

The permit calls for the renovation of space that includes the drive-thru at the 1200 Riverplace Blvd. office building and garage on the Downtown Southbank.

The branch will include a digital lounge, consultation areas, a vault, transaction space, cash room and breakroom in about 4,600 square feet of space.

The city issued a permit Oct. 9 for Truist Financial to renovate 9,500 square feet, about half of the existing fifth floor, to create new administrative offices at a job cost of $950,000.

That boosts the bank’s Downtown relocation cost to at least $2.35 million.

Southeast General Construction, of Delray Beach, is the contractor for both build-outs.

Charlotte-based Truist Bank is moving its Downtown Jacksonville offices from the Northbank to the Southbank, on the opposite side of the St. Johns River.

Truist is moving from the 18-story Truist Tower at 200 W. Forsyth St. to the 10-story Hanania Place.

It occupies a first-floor branch and fifth-floor offices at Truist Tower, the same floors it will lease at Hanania Place.

At Hanania Place, Truist will lease the branch space and drive-thru that was used by TD Bank, which moved into a stand-alone bank building nearby at 1326 Prudential Drive. Plans show five lanes.

“Jacksonville is an important market to Truist, and as we continue to assess our real estate and workspace needs for our local teammates, we have decided to relocate our regional office and branch to 1200 Riverplace Blvd.,” Truist said July 24 in an emailed statement.

“This new facility will enable greater collaboration for our teammates, and provide clients with more convenient access to our new branch with the addition of drive-thru service. We plan to transition our teammates to this new location by February 2024, and it’s important to note there are no job losses associated with this real estate move.”

Truist said it has 26 branches in the Jacksonville metro area but did not disclose the number of employees.

CBRE Senior Vice President Oliver Barakat in Jacksonville represented Truist in the lease transaction.

Jim Sebesta, CEO of Jacksonville-based Newmark Phoenix Realty Group, is Hanania Place’s leasing agent.

Hanania Riverplace LLC paid $20.67 million for the former Stein Mart headquarters building and six-level garage in August 2021.
