Real Estate Notes: PulteGroup models open in Clay County; Hyland Trail work begins

The Longbay is selling town homes in Middleburg.

The Double Branch community in Clay County has opened model homes.

Located at 3495 Kindlewood Drive in Middleburg, the new construction single-family homes start in the mid- $300,000s. It is a PulteGroup community 

The homes are built on 50- and 60-foot lots with 12 designs ranging in size from 1,590 to 4,000 square feet.

“Our new model homes at Double Branch showcase innovative home designs in a prime location,” said Justin Cook, president of PulteGroup’s Northeast Florida Division, in a news release.

“Many of today’s buyers are looking for homes in locations that are near outdoor recreation areas and also offer the conveniences of highways and shopping.”

Double Branch amenities include a playground, dog park and nature trails.

Pulte says it offers “Quick Move-In” homes that have no Community Development District fees and low homeowner association dues.

Work underway on two Clay communities

GreenPointe Developers has begun work on the Hyland Trail master-planned community as well as the Meeting House Amenity Center at Granary Park. Both are in the Green Cove Springs area.

Hyland Trail is planned for 1,500 single-family homes. 

Dream Finders Homes and Pulte Homes are the primary builders. They will offer houses from 1,655 to 3,000 square feet.

Lennar will be building the area’s first active adult neighborhood in Edenbrooke at Hyland Trail. The houses will range from 1,544 to 3,100 square feet.

Hyland Trail is adjacent to the 90-acre Ronnie Van Zant Memorial Park, which has a disc golf course, sports fields, nature trails, fishing pond and pickleball courts.

Town homes in Middleburg

The Longbay is selling town homes starting in the high $200,000s. Lennar is the builder.

The town home community is at 1852 Longbay Road, near Middleburg High School off Florida 21. 

There are 140 town homes with two floor plans up to 1,780 square feet. 

They include a one-car garage and three bedrooms and two full and one half bathrooms.
