New Marriott extended-stay hotel StudioRes planned in Collins Town Center

The city is reviewing civil engineering plans for a StudioRes by Marriott extended-stay hotel in Collins Town Center in Southwest Duval County.

The 124-room, four-story, 53,711-square-foot hotel is planned on 2.01 acres along Parramore Road south of Interstate 295 north of Costco Wholesale. It is next to a Comfort Inn & Suites.

Noble Investment Group, through NF V ES-M Jacksonville LLC of Atlanta, is the developer.

VHB Engineering NC P.C. of Charlotte, North Carolina, is the civil engineer. It filed the plans April 3.

A four-story, 124-room StudioRes by Marriott extended-stay hotel is planned along Parramore Road north of Costco Wholesale.

VHB Engineering also applied to the St. Johns River Water Management District for a minor modification to accommodate the project.

Harmony Farms of Jacksonville LLC owns the land.

Marriott International says StudioRes is an “innovative new lodging concept designed from the ground up.”

It says StudioRes is “a new-build, midscale extended stay development platform for owners & franchisees in the US and Canada.”

The hospitality company says StudioRes will allow owners to capitalize on increased consumer demand for longer stay options at an affordable price, while taking advantage of a turnkey prototype.

Marriott says StudioRes focuses on the short-term rental market of stays exceeding 20 days.

Features include fully furnished studios, queen beds and kitchen.

The public spaces include a communal table, fitness room, guest-paid laundry, covered patio and vending area. There is no breakfast buffet.

The extended-stay StudioRes by Marriott is proposed as 124 rooms with fully equipped kitchens.


In August 2023, TravelWeekly.com reported that Marriott said the brand will cater to a “budget-conscious consumer” in the U.S. and Canada with an average daily rate of about $80 per night.

StudioRes properties will have guestrooms with full kitchens and offer access to on-site laundry facilities, a gym and pet-friendly amenities. 

HotelDive.com announced Jan. 19, 2024, that Marriott International broke ground in Fort Myers on its first location of the new StudioRes, which is expected to open in spring 2025.

The site said that during a November earnings call, Marriott President and CEO Anthony Capuano said the company was in talks for StudioRes deals in more than 300 U.S. markets.
