Two Northwest Jacksonville warehouses sold for $12 million

Mattress Makers USA Inc. has its headquarters in one of the Gainesville Avenue properties.

Two Northwest Jacksonville warehouses, including one that is the corporate headquarters of Mattress Makers USA Inc., sold for $12 million April 18.

The buildings are at 7660 and 7608 Gainesville Ave. south of Edgewood Avenue and the Northwest Branch Library.

The Mattress Makers headquarters is at 7660 Gainesville Ave.

The buyer was New York-based TPG Angelo, Gordon & Co., LP  through AG-RC Gainesville Ave. Owner LLC. 

The seller was Easton, Sanderson and Co. of Jacksonville through 7660 Gainesville Avenue LLC.

Built in 2009, 7660 Gainesville Ave. is a 74,532-square-foot warehouse on 8.99 acres.

The 5.43-acre 7608 Gainesville Ave. property is a 66,034-square-foot warehouse built in 1962.

Easton, Sanderson and Co. purchased the buildings from Impulse 2 Market of Jacksonville for $8.8 million in March 2022.

Easton, Sanderson and Co. was founded by Sam Easton in 1979. At one time, Easton owned the Ambassador Hotel in Downtown Jacksonville.

It specializes in industrial real estate, including warehouses, distribution centers and manufacturing facilities.

TPG Angelo, Gordon & Co. is a real estate investment firm specializing in underperforming assets in the U.S., Europe and Asia.
