Trusot continues working toward West Jacksonville speculative warehouse

Miami-based Trusot Developments continues laying the groundwork for its proposed speculative warehouse in West Jacksonville.

Trusot applied Aug. 1 to the St. Johns River Water Management District for an environmental resource permit for a 176,580-square-foot warehouse and two stormwater management facilities on 12.12 acres at northwest Chaffee Road and Beaver Street.

Trusot applied through 76 N. Chaffe Rd LLC,  according to the district application for the Chaffee Road property.

White House Enterprises Corp. of Jacksonville is the landowner. It bought the vacant land in July 2020.

The city issued a mobility fee calculation certificate May 31 for the project, described as a 177,660-square-foot project. It calculated a fee of $68,069, designed to quantify and assess the impact of the development on city facilities. The fee is applied toward public infrastructure projects within the same mobility zone.

BGE Inc. of Jacksonville is the professional consultant, agent and civil engineer.

Trusot Developments intends to start construction on the industrial building by the first quarter of 2025 and complete it in the third quarter.

Trusot announced May 24 that it submitted civil engineering plans to the city for a proposed speculative warehouse, called Trulogics Jacksonville, in Westside.

BGE filed plans filed May 23 showing a proposed 177,660-square-foot warehouse at 76 Chaffee Road N.

Trusot Developments said the Class A industrial building could be for a single tenant or multiple tenants, based on demand.

The company intends to start construction by the first quarter of 2025 and complete it in the third quarter.

Trusot Developments is buying the property through Grupo Trusot. 

ARCO Design/Build’s Jacksonville office is the general contracting partner.

Trusot Developments said the warehouse will be its second U.S. industrial facility and its fifth project overall in Florida.

Jacksonville is Trusot Developments’ second industrial project in Florida. ARCO Design/Build also is building a 200,000-square-foot speculative warehouse as the first phase of three buildings in Melbourne.

Trusot Developments said the speculative warehouse in West Jacksonville will be its second U.S. industrial facility and its fifth project overall in Florida.

Trusot Development’s other Florida projects are multifamily developments in the Orlando area.

Victor Gonzalez, manager of Grupo Trusot, said previously the dynamics of the Florida market underpin the demand for industrial real estate.

Trusot Developments said it plans to grow its industrial development platform in Jacksonville and explore other opportunities in Central Florida and in the Southeast.

The company said Shaun Mayberry, Franklin Street senior director of land investment sales, and Craig Callahan, ARCO Design/Build director of business development, worked with Trusot Developments to understand the market.

Trusot Developments said it and ARCO assembled a Jacksonville-based team to provide civil engineering and other support.

Trusot Developments in Miami is the real estate development division of Guadalajara, Mexico-based Grupo Trusot.

The division focuses on buying, developing, investing and operating real estate projects in the residential, industrial, second home and multifamily sectors in the U.S., Mexico and Europe.
