Cabot Commerce Center proposed in North Jacksonville

City utility JEA issued a service availability determination letter July 18 for development of a proposed warehouse called Cabot Commerce Center in North Jacksonville.

The site appears to be the second phase of Alta Lakes Commerce Center for property owner DRA Advisors. The business park includes an Amazon delivery center.

The concept plan dated June 19 shows a 191,160-square-foot warehouse on 11.85 acres along Cabot Commerce Drive, which is at southwest Faye and Blasius roads, east of Interstate 295. The JEA letter detailed the availability of connections, extensions and services.

The property is owned by G&I IX Alta Lakes Land LLC, part of DRA Advisors LLC of New York City.

Jacksonville-based England-Thims & Miller Inc. is the civil engineer.

DRA Advisors paid $1.25 million in January 2017 for a 15.6-acre site that shows the vacant land and a truck yard. 

The undeveloped land was part of DRA Advisors LLC’s $49.1 million acquisition of Alta Lakes Commerce Center property as well as a large distribution warehouse in Flagler Center. 

At Alta Lakes in North Jacksonville, DRA Advisors bought four completed buildings, all developed in 2008, on 34.6 acres plus the undeveloped acreage set aside for the second phase of the center.

Newmark Grubb Phoenix Realty Group President John Richardson and Senior Vice President Bryan Bartlett represent the property owner in leasing the park.
