What was once an ABC Fine Wine & Spirits and Farmhouse Chicken & Donuts could be razed to give rise to a Middleburg Chipotle Mexican Grill.

Clay County is reviewing plans that would lead to the county’s third Chipotle location.

The building planned for demolition is at 1694 Blanding Blvd. in Middleburg. It sits on 1.23 acres and is 6,694 square feet.

Chipotle Mexican Grill is planned to replace a 6,694-square-foot freestanding building in Middleburg with a 2,500-square-foot store with a drive-thru.

The Chipotle footprint is about 2,500 square feet and will include a drive-thru, according to site plans. It will be northeast of an Aldi, a Chick-Fil-A and a Lowe’s Home Improvement.

The Chipotle website says there are 3,428 locations operating nationally as of Aug. 13.

ABC Properties Ltd of Orlando is the landlord. Jacksonville-based England-Thims & Miller Inc. is the civil engineer.

A broker on behalf of Franklin Street, the firm representing the development of the site, said the demolition of the vacant building on the property is required for the project to advance.

According to Chipotle.com, “Chipotle was born of the radical belief that there is a connection between how food is raised and prepared, and how it tastes. Real is better. Better for You, Better for People, Better for Our Planet. It may be the hard way to do things, but it’s the right way.”

The Chipotle project’s plan is scheduled for review Aug. 22 by the county’s Development Review Committee at the Clay County Administration Building at 477 Houston St. in Green Cove Springs.
