DLP Capital Partners planning Ocean Club RV Park in Vilano Beach

The St. Augustine-based company purchased the 37.88-acre site for $15.03 million.

St. Augustine-based DLP Capital Partners is planning Ocean Club RV Park on 37.88 acres of land it acquired in Vilano Beach.

The development is shown on plans filed Aug. 2 with St. Johns County.

DLP Capital Partners acquired three parcels at 3453 and 3455 Coastal Highway in St. Augustine through Dream Vilano OC LLC for $15.03 million Aug. 5.

The adjacent parcels are split by Coastal Highway, also called Florida A1A. Two parcels are on the west side of Florida A1A, a 34.06-acre property along the Tolomato River and a 3.16-acre site adjacent to the highway. The third 0.66-acre parcel is oceanfront east of Florida A1A.

The properties are north of the Seaside of Vilano Condominiums and Mussallem Beachfront Park.

A site plan shows about 18 acres of the riverfront site with 9,600 square feet of improvements, including a maintenance building, bait shop and bar, boat dock, pickleball court and a clubhouse.

DLP Capital says it is a private financial services and real estate investment firm “investing in, developing, and financing attainable housing for America’s working families, including multifamily and single-family rental homes, along with related investments, including RV resorts, among other live-work-play communities aimed at enhancing the lives of working Americans.” 

DLP Capital Partners acquired two parcels on the west side of Florida A1A, a 34.06-acre property along the Tolomato River and a 3.16-acre site adjacent to the highway. The third 0.66-acre parcel is oceanfront east of Florida A1A.

After the purchase, DLP Capital Partners obtained a $27.5 million mortgage from DLP Lending Fund LLC, which is part of DLP Capital Partners.

Plans for Ocean Club RV Park are scheduled to be reviewed by the St. Johns County Development Review Committee on Sept. 4 at its permit center at 4040 Lewis Speedway in St. Augustine.

It is the second Northeast Florida RV resort in development by DLP Capital Partners.

The company announced in November 2023 it broke ground on Dream Outdoor Resort Callahan at 54002 Deerfield Country Club Road. It said the project will open in 2025.

It includes a splash park, lazy river and tiny home rental cottages and when fully built-out will have more than 2,500 RV pads.

The three properties acquired by Capital Partners total 37.88 acres in Vilano Beach.

The company also owns Ocala North RV Resort in Reddick and Island Oaks RV Resort in Glen St. Mary.

DLP Capital is an investor in the Gateway Jax project in downtown Jacksonville that launched in 2023.

The founder and CEO of DLP Capital is Don Wenner.

According to DLP Capital’s Spring 2024 impact report, it has more than $5 billion of assets under management.
