Plans advance for Publix in Silverleaf community in St. Johns

The 55,701-square-foot floor plan is the Lakeland-based supermarket chain’s new prototype.

Plans are moving forward for a Publix Super Markets grocery store and other retail additions in the St. Johns County master-planned community of Silverleaf. 

The project, Silverleaf Market Parcel 23C, includes a 55,701-square-foot store that matches the grocery chain’s new prototype.

It is identified as a Publix in a St. Johns County Stormwater Management Plan prepared by civil engineer England-Thims & Miller Inc. According to its website, the firm is a frequent Publix collaborator, with projects including 25 other locations for the grocer.

The St. Johns River Water Management District received an Environmental Resources Permit application on July 2. A separate application for the site plan started in St. Johns County on May 14, followed by a revised application with modifications that is in an early review stage. 

A 2,100-square-foot liquor store and two retail stores totaling 13,700 square feet are also part of the development. The plans show 384 parking spaces at the 24.7-acre property. Six outparcels will be developed later, according to the application.

The grocery store is planned at the northwest corner of Silverleaf Parkway and St. Johns Parkway. The proposed site is north of Silverleaf Parkway and west of St. Johns Parkway near the age-restricted housing development Reverie 55+.

Publix spokesperson Hannah Herring said in an email May 15 that the company did not have a signed lease for the property.

A similar development is planned for Clay County in Lake Asbury. 

England-Thims & Miller submitted plans for that project March 26 to the county’s Development Review Committee. It presented its plans to the committee on April 11. The county’s website shows no further developments on the project to date.

In May 2023, Lakeland-based Publix Super Markets Inc. announced plans to end its original organic and natural foods-focused GreenWise Market concept. Herring said those eight locations would be converted to traditional Publix stores over time and that the grocery chain would be increasing the size of its stores from upwards of 49,000 square feet to 55,701 square feet.
